What can a Seller's Agent do for you the Buyer?

*   Show all available homes you select, or, if new construction, all of those the builder may have available

*   Disclose all information regarding property required by law

*   Perform ministerial acts (preparation of contract) to complete contract and sale

*   Present offer to Seller

*   Act honestly and in good faith  

*   Remember, the Seller's Agent cannot offer an opinion of the property's condition, the value of improvements, or if the seller will accept a lower price

*   A Seller's Agent is required to share with the seller any information you provide

*   Often when looking at new construction, the “on-site agents” are not licensed real estate agents, and therefore are not bound by the Georgia laws of real estate.
